The existing dwelling comprises ground and first floor accommodation and is finished externally in pebbledash render to the front, side, and rear elevations. Existing fenestration consists of a mix of uPVC casement
windows and traditional timber sash windows. The attic space shows evidence of minor water ingress and localised leaks.
The property is an end-of-terrace house with a narrow communal passageway located along the western boundary, adjoining No. 38 Rancliffe Road. There are no windows overlooking or facing onto thepassageway.
The existing house lacks adequate dining space, where the existing dining space and kitchen are disjointed by the existing boiler, storage and toilet room.
The rear ground floor overheats during summer and is poorly insulated due to the materials used on the roof (polycarbonate roof sheets) and poorly installed tiles, causing a thermal breach between external walls and roofs, with UPVC garden door of very poor quality. The attic is poorly insulated and not very accessible as a storage space.
